Concept to Completion....a personal note from Stephen Ibbitson, editor of 3D Guides "I don't know what I want until I know what I can have" Out of my past 25 years in the construction industry I spent 11 years running my Design & Build business. During those 11 years I surveyed, and produced conceptual proposals for, around 1,200 houses. The business went on to complete around 300 Design & Build contracts based on those initial proposals. “I don’t know what I want until I know what I can have” was by far and away the most prominent and important question on a householder’s mind. The concern that if they did not have a good understanding of the range and extent of the options available to them, they would not be in a position to make an informed choice. Or worse, they might make a decision they would not have made had they known better. They were right. Just as understanding what you can do with your house begins with understanding the house itself in the first place, understanding how to use Permitted Development Rights is based on understanding what they are and how they work. I have been ‘at the coal face’ of using Permitted Development for much of my 25 years in the industry. In that time I’ve rubbed up against many of its wrinkles and imperfections, wrangles and arguments about its meaning and application. I first set about creating some form of guide for how to understand and use PD twenty years ago. The project has stalled several times on the way but now, at last, the 3D Guides on this website, the fruits of all my labours, are available. They represent twenty five years of theory and practice distilled into simple-to-use and understand, downloadable digital guides for a huge range of types and styles of popular houses. Of course, it is the development of 3D computer software and the Internet which has been the key to getting there. To make any guide to PD truly valuable and useful to a home owner it must relate specifically to their own type and style of house. As downloadable, digital products this is what our Inter-Active, Navigable 3D Guides do and what no paper guide could ever do, even if a traditional publisher was prepared to print literally thousands of different editions to cover the range of types and styles of houses we live in. Our 3D Guides do not just present a technical illustration of Permitted Development, they demonstrate practical examples (of extensions and such like) that work properly for the house and then show you how Permitted Development can be used to build them. They answer the question at the top of this page and it turns into: “I didn’t know what I wanted until 3D Guides showed me what I could have”.
